>      How to contact us?

​​               RESERVATION

>      How do I make the reservation?

o      First you have to find your ideal apartment/room. You can be guided by the photos, plans and/or videos that you will find in each property.

o      Once you have found the apartment/room that suits your dates of stay, click on the “I want to book” button and fill out the form with your information so that we can contact you. One of our agents will contact you to confirm that the property is available for your dates, in case something does not fit, it will suggest other dates or another property.

o      Once you receive this information and if you agree with everything, contact the agent and tell him/her that you are interested in making a reservation

o      The agent will send you a reservation link, in which you can attach the necessary documents to write your contract.

o      By sending the documents, the agent will accept or reject your application.

o      If the reservation is ACCEPTED, it will send you an email with a link to sign the contract online and a link so you can make the payment automatically and safely.

>      What documentation will we ask you for?

We know how difficult and frustrating it can be to look for a flat as a foreigner, so we make it easy for you

If you are a foreigner:

o      Copy of Passport

o      Copy of ID (on both sides)

o      Letter of acceptance to university/job

o      Family address in your country of residence

If you are Spanish:

o      Copy of the DNI on both sides

o      Letter of acceptance to the university o 3 last payslips

o      or family address

>      Who can live in our flats?

Those that appear in the contract. In case of renting a room in a shared flat, remember that all our flats are MIXED and that the overnight stays of other people are not allowed.

>      What is the duration of the contract?

We will prefer contracts of 10 to 12 months duration. Keep in mind that our contracts are MANDATORY COMPLIANCE; that is, you have to fulfill your payment commitment from the beginning to the end of the contract, even if you stop using the property before the end of it./

>      What are the payment terms?

There are four concepts in terms of payment:

o      The DEPOSIT: Equivalent to one month’s rent and we will keep it until the end of your stay. If your room/apartment is in perfect condition when your contract ends and just as we delivered it to you, this deposit will be returned to you in full up to 30 days after the end of your contract. In the event that there is any damage, the proportional part of the damage caused will be deducted from this deposit.

o      The AGENCY: Equivalent to one month’s rent +21% VAT

o      The MONTHLY PAYMENT: it is made by bank transfer between the 28th and the 3rd of each month, or through credit/debit card payment at our virtual POS on those same dates

o      The PROVISION OF SUPPLIES: Our apartments/rooms DO NOT have the costs of electricity, water, WiFi and gas included in the price (although these services are registered) so you must pay a provision of supplies to cover these expenses up to until your final settlement arrives, in which we will make the calculation between your real invoices and what was provisioned, in case your provision has been greater than the real cost, the remaining amount will be returned to you together with your deposit, otherwise, you will have to pay the amount that you have surpassed LivingMad.

Payments are made in 2 steps:

o      The DEPOSIT + the AGENCY to guarantee your reservation – within 2 business days after receiving the place offer.

o      The payment of the FIRST MONTHLY PAYMENT + FIRST SUPPLY PROVISION before the effective date of your contract.

o Subsequently, monthly rent payments + provision of supplies will be made between the 28th and 3rd of each month through bank transfer or through our website.

>      Is the deposit returned?

Yes, as long as you don’t break anything – including the stay required by the contract.

>      What is the cancellation policy?

The cancellation policy is STRICT. The reservation deposit WILL NOT BE REFUNDED if it is canceled less than 90 days in advance. The payment of the agency commission will not be returned in any case.

ARRIVALS

>      From when can I arrive?

You can arrive from the start date of your contract. Let us know your arrival date in advance so that someone from our team can welcome you

>      Can I check in on weekends or holidays?

Yes, by notifying us at least 15 days in advance. Keep in mind that check-ins outside office hours, on holidays and weekends have an extra charge of €30 that you must pay to the person who will check you in.

>      What do I have to bring?

Your things! We take care that your room is ready for you to live in, so don’t worry about the furniture, bedding and towels. Bring with you a set of extra hangers and personal hygiene products 😉

>      What do I not have to bring?/

Bedding and towels, or anything that is not essential for your life in Madrid, remember that you have a room or flat for your enjoyment, but that you have the space you have.

>      Are there bedding and towels?

yes, one per person

>      Can I customize my room/apartment?

As long as you leave it exactly the same as you found it. If not, there may be charges for the damage caused.

>      Can I bring pets?

No, pets are not allowed in our apartments.

>      Is there a washing machine?

You will have a washing machine at your disposal on the floor, but you are in charge of the washing products (detergent, fabric softener, etc.). If you’re too lazy to do the laundry, you can opt for options like Lavanapp or Mr. Jeff.

>      Is there a postal service?

No, you will be in charge of managing the packages/documents that arrive for you at the apartment ..

>      Can I smoke?

If you share a flat, smoking inside is strictly prohibited and may result in internal penalties and additional cleaning and painting costs.

>      I have internet?

Yes. All of our flats have a high-speed fiber optic connection.

>      Can I have a party?

Parties are not allowed under any circumstances. And you must stop the noise (music, loud voices, etc.) from 10 pm so as not to disturb your neighbors and/or roommates

If I share a flat, can someone sleep in my room ??

No, the overnight stays of other people are prohibited.

>      Can I park in the building?

No, none of our apartments have their own parking.

>      How do I notify maintenance?

Send us an email to info@livingmad.es. If the object has been damaged due to misuse or inappropriate use, the repair costs will be at your expense.

>      What happens if I lose my key?

We can make you a copy for €50 that you can pay to our account. We remind you not to leave the key with anyone, it is a security problem and if something happens in your flat/room, it will be your responsibility.

EXIT

>      What do I have to do before departure?

Leave your room/apartment as you found it: completely empty and undamaged. Tell us as far in advance as possible to coordinate your check out with a member of our team, who will be in charge of checking your apartment with you.
